Foundation Work Underway at 757 Flatbush Avenue in Flatbush, Brooklyn

Foundations are underway at 757 Flatbush Avenue, the site of an eight-story residential building in Flatbush, Brooklyn. Designed by Morali Architecture and developed by New Empire Corp., the 82-foot-tall structure will span 140,000 square feet and yield 131 units. The project will also include ground-floor retail space with 125 feet of frontage. The 40,000-square-foot interior lot is located between Clarkson Avenue and Lenox Road.
Crews are in the process of forming portions of the concrete perimeter walls as excavation continues on the rear eastern end of the parcel. A large assembly of steel rebar protrudes around the middle of the property at the location of the forthcoming columns and walls. Based on the pace of progress, the building could begin to rise above street level before the end of winter and top out around the middle of the year.

The renderings depict the main western elevation with a straightforward massing featuring a pair of stepped setbacks topped with private terraces. The building will culminate in a flat roof lined with glass railings and covered with a metal-framed canopy. The façade is shown composed of white paneling in a square grid surrounding floor-to-ceiling windows in two-story groupings. The northern lot line wall will be left mostly blank.

Units will come in studio- to three-bedroom layouts, with sales and marketing led by One Realty Global. Select apartments will come with private outdoor space.
Amenities will include a 24/7 attended lobby, fitness center, residential lounges, a professional office center, a 32-foot-long rear yard, and more than 75 enclosed parking spaces, according to New Empire Corp’s. website.

757 Flatbush Avenue was formerly occupied by a row of one-story commercial buildings, as seen in the below Google Street View image from before their demolition.

The nearest subway from the development is the Q train at the Parkside Avenue station to the west next to Prospect Park.
Construction broke ground in early August and completion is slated for the fall of 2027, as noted on site.
