Junior Real Estate Development Manager

Increasingly recognized as one of the most active and innovative developers in New York City, New Empire Corp (NEC) successfully renovated, built, and developed more than 100 mixed-use residential multifamily and hotel real estate projects in premier locations throughout New York City since its founding in 1997. NEC offers in-house expertise that spans the full range of real estate disciplines—from the sourcing and analysis of target properties to zoning, capital-raising, architecture and design, construction management, marketing, and property management.

Position summary:

 

  1. Manage broad aspects of the Development process for projects in NYC inclusive of land acquisition, planning and design, securing entitlement/zoning approvals, project due diligence and scheduling, RFP client management, project budgeting/underwriting and project reporting

  2. Lead Real Estate Development project, including coordination with Design Architects, Filing Architect, General Contractor, Engineers, Consultants, & Marketing teams

  3. Set up and ensure Development schedule, report monthly on Project status, and as administrative role for development personnel on the projects 

  4. Research, target, and assist in acquisition of assets

  5. Develop and monitor project schedules and milestones from Design Development to Construction Document phases 

  6. Manage Project due diligence process for land acquisition and development

  7. Responsible for preparing design, development and financial solutions for projects

  8. Assist in creating and maintaining detailed development budgets and cash flow projections (GMP and/ or Lump Sum budgets)

  9. Oversee project funding and disbursement requirements. Track bank requisitions and payments. 

  10. Generate leads.

  11. Establish and maintain business relationships.

  12. Understand and keep up with current market trends and property sales forecast 

  13. Negotiate with neighbors for license access agreements, adjacent property protection, and easement agreements. Understand legal rights of Developers and adjacent property owners.

Position requirements:

 

  1. The offices are located in Brooklyn Sunset Park and 41st & Lex. Be able to travel throughout NYC to our construction development projects.

  2. Experience in Real Estate is a MUST

  3. Preferred Candidates to have 1-3 years of experience in Real Estate Development in NYC

  4. Preferred Candidates to speak bi-lingual in Chinese-Mandarin or Cantonese

  5. B.S. or B.A. in Real Estate Development and/or B.S. Degree in Architecture or Urban Planning or equivalent experience in years & portfolio of project submissions

  6. Real Estate Development background preferred

  7. Strong MS Office Skills including MS Project and Excel

  8. Autocad and Sketch up experience preferred

  9. DOB Experience preferred

  10. Strong working knowledge of building design, development and project management processes and procedures, scheduling, budgeting, and program implementation

  11. Experience with financial underwriting of similar project budgets and proforma

  12. Must be organized and meticulous with a proactive and collaborative approach to completing projects and meeting deadlines

  13. Excellent verbal and written communication skills

  14. Ability to handle multiple projects simultaneously

  15. Willing to travel in the boroughs of NYC

  16. Strong written and oral communication skills

  17. Fluency in English and Chinese
